Construction Management

Renson Contruction Management Division

Renson Defense Group provides construction management and owner’s representation services across federal, state, municipal, and select commercial and residential development projects through its construction division, Renson Construction. As a Service-Disabled Veteran-Owned Small Business, the firm brings deep experience in federally regulated and mission-critical construction environments, with a focus on disciplined execution, regulatory compliance, and accountable delivery.

Our work supports infrastructure, facilities, and site-based construction where schedule control, cost discipline, safety, and quality are non-negotiable. We operate exclusively in an oversight and management capacity, allowing owners to maintain control without the risk and complexity of self-performing construction.

Renson Construction acts as the owner’s on-site and administrative representative, coordinating contractors, schedules, permits, inspections, and project controls. From early planning through closeout, our role is straightforward: protect the owner’s interests and ensure projects are executed as intended.

OUR SERVICES

Renson Construction supports multiple construction delivery models to align with owner objectives, project risk profiles, and regulatory requirements. Our approach is intentionally flexible. We recommend and implement the model that best protects the owner’s interests, not one that forces unnecessary risk or cost.

  • Best suited for: Owners who want full transparency and control

Under this model, Renson Construction acts exclusively as the owner’s representative. We manage the project on the owner’s behalf while trade contractors and vendors contract directly with the owner.

    Key Characteristics

    • No self-performed construction

    • Direct owner-to-contractor relationships

    • Full cost transparency

    • Reduced conflict of interest

    Our Role

    • Schedule and budget oversight

    • Contractor coordination and accountability

    • Permit and inspection management

    • Progress reporting and risk mitigation

This model is ideal for private investors, developers, institutions, and owners seeking oversight without assuming day-to-day construction management responsibilities.

  • Best suited for: Owners seeking a single point of responsibility with early cost certainty

In a CM at Risk model, Renson Construction provides preconstruction and construction management services and may assume responsibility for delivering the project within an agreed guaranteed maximum price (GMP).

    Key Characteristics

    • Early involvement during design

    • Cost modeling and constructability input

    • Defined risk allocation

    • Schedule-driven delivery

    Our Role

    • Preconstruction planning and estimating

    • Schedule development and enforcement

    • Subcontractor coordination

    • Cost and change management

This model balances collaboration with accountability and is commonly used in public-sector and complex commercial projects.

  • Best suited for: Clearly defined scopes with competitive procurement

As a General Contractor, Renson Construction assumes responsibility for coordinating all construction activities and subcontractors under a single contract with the owner.

    Key Characteristics

    • Single contract for construction delivery

    • Defined scope and pricing

    • Centralized subcontractor management

    Our Role

    • Full construction execution oversight

    • Schedule and quality control

    • Safety and compliance management

    • Coordination with inspectors and authorities

This model is appropriate when project scope is well-developed and execution efficiency is the primary objective.

  • Best suited for: Public and institutional projects with formal procurement requirements

In the Design-Bid-Build model, design and construction are contracted separately. Renson Construction may participate as construction manager or general contractor following completion of design.

    Key Characteristics

    • Linear project progression

    • Competitive bidding environment

    • Clear separation of design and construction

    Our Role

    • Bid support and constructability review

    • Construction oversight or execution

    • Schedule and compliance management

This model remains common for publicly funded and regulatory-driven projects.

  • Best suited for: Complex projects where collaboration, speed, and shared accountability are critical

Integrated Project Delivery (IPD) aligns the owner, designer, and construction team under a collaborative framework that emphasizes shared goals, early coordination, and collective responsibility for outcomes.

This model is most effective when projects demand early problem-solving, accelerated schedules, or a high degree of technical integration.

    Key Characteristics

    • Early involvement of all major stakeholders

    • Shared risk and reward structure

    • Collaborative decision-making

    • Reduced adversarial relationships

    Our Role

    • Facilitate coordination between owner, designers, and builders

    • Support integrated planning and constructability alignment

    • Manage communication, schedule integration, and performance tracking

    • Protect owner interests within a shared-risk environment

IPD is particularly valuable for institutional, infrastructure, and technically complex facilities where traditional delivery methods may introduce unnecessary friction or delay.

  • Best suited for: Unique projects requiring customized delivery

Some projects do not fit neatly into a single delivery method. Renson Construction supports hybrid and advisory models tailored to owner needs.

    Examples

    • Phased construction management

    • Owner-builder advisory support

    • Portfolio-level oversight

    • Project recovery and intervention

These engagements emphasize flexibility, risk control, and owner advocacy.
